Approach to Rose View :

The house is situated down a quiet path, which is shared with only 4 other properties. This path is laden with flowering plants and David Austin Roses. A wooden arch, or arbour which is draped in Madagascar Jasmine and frames the approach to the front garden patio. The patios itself is home to two tiny ponds with aquatic planting, a small working fountain, an olive tree, a David Austin Rose, and other hardy planting. All surrounding a comfortable garden sofa and glass toped table.

First Floor:

The marble tiled front porch of the house, which is three steps up from the patio, has highly scented Jasmin climbing up one side. On entering Rose View House, you will find the ample sized kitchen to the left. Complete with fridge freezer, oven and hob. Through the kitchen is a separate launderette or potting shed area, with washing machine and vintage sink. This room can easily be knocked through to extend the kitchen.

Leaving the kitchen, back into the hallway there are three steps down, to the right here you will find a small bathroom.

An arch then brings you from the hallway into the large living room. There is an extended sofa, a decorative iron shelved area. A solid hardwood table and matching chairs. A working chimney. And a solid wood TV stand complete with smart TV.

There is a staircase at the front of the house that leads you up onto the second floor landing. Turning left there are a further three steps which take you into the spacious spare bedroom. This has a double fitted wardrobe and a small balcony.

Walking back down the three steps you will find the main bathroom. This has the original suite with a deep, long bath. It is a beautifully big bathroom.

Next we come to the master bedroom. Furnished with a gorgeous faux suede sleigh bed, and lovely bedside tables. This room is a wonderful size and has two double fitted wardrobes.

The French doors onto the bedroom balcony give this bedroom a vey dreamy quality.

Stepping out through these French doors, you will find a breakfast or dining table and chairs. This balcony is a very good size, it looks over the community gardens and golf course and is framed in scented Jasmin from the ground floor.

Front porch can be glassed in, as can back terrace, which can also be extended out.

Detailed Garden Description

The fountain in the front patio works on a closed system, but will need to be cleaned before you use it. It plugs in under potting shed work bench (top left - there is a light under there too)

There are both common Jasmin & pink Jasmin at the front porch and on the back fence. They perfume the whole house, and the common ones will flower all year when looked after properly. Cut back only after the pink one’s finish flowering (around end of March /April). Then just trim off the straggly bits throughout the year.

All roses front and back are highly scented and belong to this house, as does the wooden arbor (arch). The roses are mostly all David Austin’s.

You can take over the gardening of the front path if you want. Everything in there, from the front patio up to the carpark, including the ivy on the fence, was bought, planted and maintained by Rose View House. The community gardeners will do what you tell them as long as you are giving them LESS work. For example, I had them trained NOT to use pesticides up the path, and around the back of the house.

Irregation systems:

Both ponds at front are fed through the irrigation system.

The irrigation system at the front is on community water, turned on and off from the small round metal cover on the floor of number 15 front patio. It serves the front patio of this house and the front garden of number 17, then runs up the border on the other side of the path from number 17 to the car park.

There is a similar tap on community water in the front garden of number 17 which you can plug the hosepipe into.

The roses at the front of house 14 are not on the irrigation system … The red one (on the corner) is Guinee, the yellow (under their window) is Lady Hillingdon climber. Both from Peter Beales in the UK, as is La Riene Victoria on the back fence in between the Jasmin.

Irrigation system at the back works on a timer you can set to be automatic. It’s on the house water and attached to tap on far left of back terrace.

Bulbs & own root roses:

There are Freesia (wild and modern), narcissus (paper whites), and wild garlic that pop up throughout the garden, starting from Nov/Dec, and flowering in Jan/May …

The two roses in the plastic pots on the bedroom terrace and David Austin’s - Spirit of Freedom – which I grew from cuttings. The rose on the spare bedroom terrace is – Louise d’Arzens 1861 – again one I grew from a cutting.

Surrounding Area and Amenities

Golf Courses:

There 6 Major golf courses within a 10 min drive, and a further 50 courses scattered along the coast. Including some of the best golf courses in Europe.

Nature Reserve:

The zone directly opposite the urbanisation is a nature reserve, with an ancient river that flows only during the winter months. The banks of the riverbed have been cultivated to serve as a nature path, taking you straight down to the town and beaches. There are ducks, rare dragon flies and otters among a host of other wild life. This is a dog walking, jogging and cycling haven.

Picnic and Recreation Area:

Again directly over the road from the urbanisation is a large picnic area which has purpose built brick BBQ`s, each complete with a water tap. In the centre of this there is an outdoor bar which is frequented by the locals, and children’s play area, with swings, slide and hobby horse.
